Fannie Mae

To use the Fannie Mae On the Web interface, open a loan, and from the Loan Overview menu, select INTERFACES > Fannie Mae Interface. If this choice does not appear on the Tools menu, ask the system administrator to install and enable the Fannie Mae Interface.
Selecting the Fannie Mae Interface menu choice displays the Fannie Mae Interface screen as shown below. INTERFACES > Fannie Mae Interface.



On the Fannie Mae Interface screen’s tool bar is a Data Check Button . If the check mark is green, the loan has passed all of the data checks necessary for successful underwriting The process of evaluating a loan application to determine the risk involved for the lender. It involves an analysis of the borrower's ability and willingness to repay the debt and the value of the property. If the check mark is yellow or red, click the button to see a detailed list of the data checks.

The first tab on the Fannie Mae Interface screen is the Data tab. This tab is used to collect information that is required by Fannie Mae but that does not appear anywhere else within the software.



The other tabs that appear on the Fannie Mae Interface screen are dependent on the options that have been installed. The possible tabs are DU on the Web, DO on the Web, Government, and Additional.

The DU on the Web and DO on the Web tabs are very similar, so only the DU option is discussed here. Click the DU on the Web tab to display the screen shown below.



The Fannie Mae DU Case File Id will be blank until the file is submitted to Fannie Mae. Once successfully transmitted, the Case File Id is stored with the loan and will be available the next time this screen is opened. When a file is transmitted that already has a Case File Id, it is considered a ‘Resubmit’. To do a new submit on a loan that already has a Case File Id, simply erase the existing id.

Transmit to Fannie Mae
Selected the Click Here To Save Changes and Transmit to DU On The Web button displays the screen with the message "Please wait while the file is transmitted to Fannie Mae . This usually takes-30 seconds"



Note that when you transmit a file to Fannie Mae, a record of the transmission is placed in the Conversation Log along with a Data snapshot. Several seconds later another message will appear to inform you if your transmission was successful.



Once you have successfully completed the transmission you may select the Click Here To Browse DU on The Web's Case File Manager. This will launch Fannie Mae's DU Desktop Underwriter Web page. On the left side of the web page in the shaded area beneath Underwriting Information select Submit Loan.



After selecting Submit Loan another screen will appear that show options for DU on the Web (Credit & Underwriting, Credit Only, Underwriting Only, and Risk Rating Service)



Depending on the loan’s data, either the Loan Services screen or an Error screen will be displayed. The error screen is shown below.

Any errors must be fixed before continuing. Although a link is provided to fix the error within Fannie Mae ’s website, it is not advisable to use this link. If you do, the data that is used in the underwriting process will not match the data in Thin Client. Instead, close the Internet browser, fix the problem within IHM, and resubmit the loan to Fannie Mae.
Note: Please report any errors that are displayed by Fannie Mae but that were not caught by IHM’s



If all the errors have been addressed and the Submit Loan key selected again the following screen will appear to continue the process through DU on the Web.



When the reissue an existing credit report and associate it with the case file is selected the following
screen appears requesting a Reference Number.



After credit is issued or reissued the following screen appears awaiting the DU results.



Once the results are complete you may view the feedback on line or download the response file to IHM.
You may also view and print the DU Response File and credit reports by returning to IHM and clicking on FILE > Print Forms and selecting the credit reports from the Print Forms List by selecting INTERFACES > Interfaces Files > View Last Fannie Mae File.
